How Lenders Classify Your Land
Banks view land loans as riskier than traditional home mortgages because there is no structure to act as collateral. The more developed the land is, the better your loan terms will be.
Raw Land
Completely untouched earth. No roads, no electricity, no sewers, and no surveys. Because it is highly speculative and years away from being buildable, lenders require massive down payments (often 40% to 50%) and charge higher interest rates.
Unimproved Land
This land lacks buildings but has basic infrastructure nearby. It might have road access and accessible utilities at the property line, but lacks a sewer system or well. Down payments typically range from 30% to 40%.
Improved Lot
Often located in a developed subdivision. It is "shovel-ready" with a paved road, electricity, water, and sewer already integrated. Because it's ready for immediate home construction, you can often secure a loan with just 10% to 20% down.
